1) We service the following areas Mecklenburg, Union, Cabarrus.
2) Point of acquisition is below 70% of Fair Market Value (FMV). Properties between 70% -75% of fair market value are considered only when compensating factors are in place. Such factors could include but are not limited to: end buyer being in place prior to acquisition, cash buyer in place creating a wholesale scenario, days on market for subject property is under 15 days on the market.
3) Rehab is a factor that is included in our purchase price. We use a line item estimate to calculate the rehab cost. This allows us to evaluate subject property on its true purchase price after all repairs, then and only then can a determination be made as to the subject properties true point of acquisition. Light rehab and major rehab is ok. Timing on major rehabs is crucial due the affect it will have on the IRR.
4) Property type: Single Family Residences. (FHA insurable properties)
5) Pricing properties: Every property that is considered goes through a rigid process of evaluation to determine its FMV. We then run comparables through our customized property evaluation system. This software was specifically designed to look at all factors affecting subject property. A full three page report is generated and reviewed. Finally we take the current MLS for that market place and run an Available, Pending and Closed property search within a 1 mile radius within the last3-4 months. This will always identify a declining market or climbing market. The final step is a precautionary measure that helps avoid the pitfalls of a declining market.
